New contruction windows

Hi,
my contractor just installed 30 new windows on top of house wrap with no caulk or flashing. He says he never has had a problem. It will be a brick exterior and I told him that brick is NOT waterproof. Should I get up there and caulk and flash? Would tar paper work for flashing?

Without taking out every window, you could use peel and stick membranes (Tyvek Straightflash of Grace Vycor Plus) to seal your nailing fins more effectively. Slit the building paper across the top of the nailing fin. Then cut diagonally up from the corners so that you can fold up a 6" flap. Pin it up and out of the way. Then apply peel and stick membranes to the sides of the window, extending 6" above the window to 6" below the window. Then apply a strip across the top that will extend 6" past each side of the window. Fold the flap of building paper back down and tape the edges with contractor's tape.

That would be the best way to seal up the windows. The peel and stick membranes are expensive, though. .75 to $1.00 per foot. That and the added labor are why a lot of contractors never use them. They're all about fast.

I bought some today and will get it done. I also may caulk prior to flashing....

Glad to help. Wet caulking will prevent the peel and stick membrane from adhering properly. I'd advise against it. Good luck!
