window seals

I purchased a condo 3 years ago that had windows recently (within a year of my purchas) installed. Within the last year the caulking around the windows have cracked. I recaulked them both outside and inside. Within a few months the caulking cracked again. And I again recaulked. This is now the third time this year i have replaced the caulk. Seems like a bigger problem, any suggestions?

Welcome to the forums! Are you talking about the caulking on the inside or the outside? What brand caulk are you using? Using the cheapest caulk around will give you the cheapest finish in the long run, so you may want to look at a more flexible one such as the new GE Silicone II XRT(I believe those are the right letters). It remains flexible longer and is paintable, unlike its predecessors. In order to get a good caulk job, however, you should really remove as much of the old as possible, check the fastening of the windows to make sure they are attached properly and then recaulk and paint.

Or DAP siliconized acrylic.
