need help with swinging door repair

Unhappy need help with swinging door repair

i live in an old house and have one of those swinging doors between the kitchen and diningroom. the door will not stay open. and, when it closes, it does not close all the way. would someone please tell me how to solve this?

You'll probably have to reset the hinge (probably the top one) a bit, so that the door stays open.
Hard to say how much to reset (mortise out more on the door so the hinge sits tighter to the jamb), but thats usually the case.
What I usually do is tighten all the hinges 1st..to see how the door as been adjusted by doing so.. then modify from there.

On a spring loaded hinged swinging door, you will probably find the hinge units need lubrication. Now, as for staying open, the detent on the hinge is probably worn. If you can remove one of the hinges, take it with you to either a good hardware store or to a big box to see if you can find a replacement (2).

thank u. thing is, the door was sqeeking and i did spray it with wd40 and that is when the problems began with it staying open. this door has only been lubricated 2 or 3 times within the 13 years that i have lived in the house and i didnt have any problems till now. we will try your suggestions.

thank u. we didnt think about doing anything to the top...we were working on the bottom of the door with no success. actually, we really didint know what we were doing (hee hee) and i found this site to ask someone knowledgeable. we will give this suggestion a try.
