Serious drywall crumbling near window

Any thoughts on this photo? I'm in a condo. How can I fix this?

Are you sure it's drywall? kind of looks like plaster.

I'd scrape off the loose and then prime that area with Zinnser's Gardz. You can then use joint compound to make the repair. A setting compound like Durabond might be better since it isn't water soluble but it needs to be applied neatly as it's a bear to sand.

It looks to me like it was caused by moisture. You'll have to do a little investigating to determine the source.
