Window Repair Question
Hello All,
Here is a picture of a window from my home inspection.

The quality isn't to clear so I will best describe what it looks like. In the bottom corners of a large window I'm guessing around 6x5 is black wood. I want to know if this is an easy repair, what are the chances there is rot past what can be seen. Where could the source of water be coming from? Can that be fixed. I know there isn't a lot to work with since you can't see the window physically but any help would be great. We are negotiating whether or not the sellers will be giving us money to repair this. Thanks in advance.

Welcome to the forums.
Step one is to figure out where the moisture is coming from and get it stopped. Do you get condensation on the window?

Hi,
I only got to see the house during the inspection. The sellers said they never noticed it because they have curtains that cover the window. I'm not sure if it was a pre-existing problem that has been fixed or not but the sellers don't know anything. As of right now they are willing to give us $500 in credit to repair the window and other minor things around the house. I don't really want to replace the window as it is pretty big. I have seen some videos on fixing wood rot on windows and it seems simple enough but what the picture doesn't show is that it is very black and it is on the actual window that holds the glass and a little bit on the sill part.

Curtains tell me it's likely condensation.
If you can sand this back to clean wood without going deep, you may be able to salvage it. If not, you may need a new window, IMO.

Thanks, that might help. I'm going to ask the sellers if I can go back in to check it out and see how bad it really is. They have their windows really covered up, blinds and 3 sets of curtains and then a couched pushed up against it. They like the house really dark so hopefully it's just surface and can be easily fix. thank you.

Take a pic or a knife and see if the wood is solid, if it is, then it's an easy cosmetic fix. If the wood is real soft, replacement is in order - how difficult that is depends on what is rotten and how far it goes.

A picture of the outside might provide more info. It's possible that the entire sash (the glass and the wood frame it's in) could be completely replaced. Hard to say without better pictures or a name brand.
