What are best materials for beach front home
#1
I am looking for the best materials/manufacturers for a beach front home in Virginia Beach. Specifically I will need sliding glass doors and triple wide windows for the side that faces the beach, and siding for the entire unit.
This building is on pilings. The roof peak is about 30-35 feet up. I am looking for something that will stand up to the abuse (hurricane strength winds, rain, blown sand, and salt spray) with minimal maintenance.
The home currently has 25 year old cedar board siding that has been neglected and is starting to warp and crack. It also has Anderson casement windows and sliding glass doors. One of windows is not working and leaking, the hardware on the doors is corroded and the weather stiping is gone.

I suggest that you look into vinyl siding -- specifically Certainteed, with Thermo-Wall insulation. If properly hung with nails, it is rated to withstand winds of about 165 MPH. Installed with staples, that rating goes up to about 185 MPH.
Windows to look at would include brands like Anderson, Pella, Marvin, Certainteed, Milgard,... Pretty sure you can find ones that will meet your requirements and budget.

Regarding windows, a follow up from me, a consumer. Today my CertainTeed Bryn Mawr II windows were installed.
Could not be happier with the look. And I had debated gliders in the two bedrooms vs. casement. Though more money, I'm very happy I went with casement. An absolute elegant look with maximum breeze affect when opened. (And I noted Andersen's website stated that their casements seal tighter than their gliders.)
I'm sure the others you mentioned are also great windows. Boy I am pleased with these.
The warranty I got with CertainTeed is lifetime on any parts as long as I live in the house, i.e. non-transferrable but my investment is covered for as long as I live here.

Bill,
I've lived down here South of VB on the Albemarle Sound in NC (facing North) for 25 years in a 32' high, mostly glass front A-frame on the waterfront of a farm (we get it from ALL directions).
We remodeled in '98, and after much "research", decided to go with Andersen casement windows all around and two triple French doors (fixed glass sides, doors in middle) on the waterfront groundfloor.
(20-year warranty, and I've seen Andersen replace windows free, no questions asked, that were over 19 years old on a neighbor's house.)
The French doors have triple "deadbolt" locking (with a single latch) at middle, top and bottom to seal. Their sliders have same guarantee, but like the look of the French doors better. All vinyl clad on outside, stained to match woodwork on inside.
Windows and doors guaranteed not to leak in 60 mph winds, but they've been through one severe whiteout waterspout and several hurricanes, including Floyd, with long sustained winds around 90-100 mph here and never leaked a drop.
Saw Bob Vila visit the Andersen factory, and they're all actually made to withstand winds in excess of 100 mph.
We're very happy with the Andersens, and those CertainTeed sound great, too.

Price for certainteed
Can you provide a price range for materials and installation of CertainTeed? The exterior is about 3500 sqft, the cedar planks would need to be removed, there is good access on all sides, and the home is a three story high box with no fancy eaves or molding.

Bill G. & CertainTeed price estimate
Bill G., I can give you the price I paid for CetainTeed on a much smaller house, only had 9 windows installed.
The following are approximate measurements:
6 56" x 36" (double-hungs)
2 34" x 59" (bedroom casements)
1 23" x 34" (kitchen casement)
Installed, total cost, $4,200.
Home Depot's standard install cost is $157.00 per window, to give you an idea.
Bill, I hope this helps give you a ballpark. Of course, you have quite a few more windows than I do so that may be a factor, not that $4,200.00 was not a big pinch in my budget cause it was but I could not be happier, and as lefty had said, I'll get lower energy bills and Texas is going private with energy just like California, though the "experts" or industry folks assure us Texas is much better prepared to produce plenty of electricity, even in surplus. We shall see, I hope they are right.
Bill, if you have Consumer Reports, or just go to the library and see October 2000 issue, it breaks down various quality factors on about 20 Window Manufacturers and gives ballpark prices on these windows based on a specific size. They are less expensive there than what I paid for installed if that helps.
Hope this helps. Note that CertainTeed offers several flavors and prices and the Bryn Mahw is one of the higher ends.

Bill, you are asking the price for the Certainteed siding with Thermo_Wall insulation behind it? Of course prices will vary like crazy all over the country, mostly depending on labor rates and competition in your area. Being 3 stories tall will add a little to the installation labor. Compare prices from several local contractors, but they should all be in about the same range per square (100 sq. ft. of siding), and they should all come up with about the same number of squares required to do the job. If labor rates in your area are faily low, expect prices to be about $400/ square. Higher labor rates could double that figure.
