Replacing an already replaced vinyl window

The vinyl window in our bathroom has been leaking since we bought the house. THe glass panes leak so there's mold spores in between them.

Is replacing this unit as simple as just removing it, cleaning the surfaces, then 100% silicone caulk bead, and reinstall the new one?

Odd size too - 31 5/8 x 44 3/4. This is just a regular cookie cutter 1966 house in a neighborhood. I was hoping I'd be able to just go get one at Home Depot or Lowes. Especially being that the one that's in there now looks like an American Craftsman.

Are you replacing the glass (IGU) or the window?

Was going to replace the entire window assembly.
