Nightmare cursed house I closed last year with another issue among the disaster.
It's a brick construction house. With heavy rain and strong winds, water penetrated house though the top of the patio door. Insulation had soaked up the water and pushed it into the home.
Yeah that's a tough one. It's pretty hard to see or know what's going on behind the brick.
So tell me this... you removed the wet insulation that was on top of the vinyl patio door. But that is a replacement door... the original door jamb is right above it, and there is still fiberglass insulation stuffed in that gap. Is any of THAT insulation wet? And was any water running out off the top of that old upper jamb? That's important because it will help tell you where the problem is.
I can't tell where the photo "drip points" is, as it's so close there is no perspective to show where the photo was taken. I do see a lot of run marks on the inside face of the old original top door jamb. But can't tell if those are paint runs or what..
If it's still wet, take a bright light and shine it into the big gap above the vinyl door and see if you can notice if/where water is running down vertically.
Yeah I'm not suggesting you look on the inside where you cut the drywall back, I'm suggesting you look into the opening and look on the back side of that exterior trim for any evidence of water running down from above. Right in the center of your photo there is light in the rough opening at the center of the door... unless that's a reflection from your flash.
None of the insulation by your hand in that photo is wet? Did you dig any out like I suggested?
Yep, if the insulation above is dry it means the original door was installed okay and that the problem is with the new door installation. The wall above is likely dry. Probably no worries with the brick above, although still possible. There should be a WRB or felt behind the brick that flashes the original door but if there is water on the WRB it can drip off and get on top of the new, smaller door. So when you remove that top exterior trim, try to be a detective and look for signs of water when you take it apart... figure out where the entry point is, at its highest point. Might be at the ends.
Try and do it while it's still wet if you can. Leaks are about impossible to find once it dries out.
Hello all,
I have a Andersen Series 400 pre-2005 in swing patio door and looking for advice on hinge adjustment. I have reviewed Andersen's instructions and have gotten the horizontal adjustment perfect. The vertical instructions say to vertically adjust simply turn bottom hex screw at bottom of hinge. This appears to be just a cap and wondering if anyone knows if there is a 2nd allen screw behind this that actual performs adjustment. Just a little nervous to remove "cap" not knowing what is behind it.

First time installing interior doors but I am pretty handy. I used the old holes where the previous door was, squeezed a couple of match sticks in the old holes. Mortised the new door and the hinges are completely flush with the door. When I shut the door it won't close. When I try to force it to close it wants to pull the hinges and frame to the left. So removed the door, increased the mortised area so that it was closer to the door front, that way the door position can be moved a bit back to increase the gap between the door and the door stop. No joy, the door still won't shut, but the distance to close is now less than before. What else can I do to get it right?
