Neighbors wall is sweating, please help!

Greetings - I live in a large, old, home that has been made into many condos. My neighbors wall is sweating from my AC unit. My return is in the family room and goes to my unit. The picture is of my neighbors closet where the wall is occasionally wet, especially on hot days. If you bang on the wall you can hear the return duct right on the other side. As you can see the condensate pipe also runs from my unit through her closet, this also sweats sometimes.

I'm not sure the best way to fix the sweating, we already spent over $1k having someone come to open the wall, clean all the mold and re-patch.

I really appreciate any advice, thank you!

Can we assume that your neighbor does not use or have A/C ?
If your side is cold...... that cold air travels thru the ductwork and transfers the cold to your neighbors wall. If it's hot in your neighbors condo..... the wall will sweat.

I'm not sure there is an easy way to stop that from happening.

Hi PJ - Thanks for the fast response. My neighbors AC is on the other side of her condo, so nothing to do with that. This is just dealing with my unit. The return sucks warmer air from upstairs in my family room to my basement which is always colder. It just so happens my return is on the other side of their wall and my condensate pipe goes through their closet.

I understand that but a difference in temperatures is what cause the sweating. If the wall is cold internally and your neighbors side is warmer.... there will be condensation.

Your duct would have to be insulated to stop the problem. That can be difficult to a near impossible job.

The condensate drain line shouldn't be causing an issue. If that also sweats then it may need a trap installed at your air handler to keep cold air from traveling thru it.

I am not an expert. But wouldnt insulation help that problem. They make insultion for small pipes. It wont look nice but may solve the problem. As far as duct work goes, the only solution would be to also insulate the duct. should have done that when sheetrock was removed.
