this mentions as part of monitoring agreement - do you know if it will it work without a monitoring company?

You probably need to be monitored

To operate your system by a smart phone it needs a GSM or CDMA module connected to it, which sends your panel info usually to a 3rd party (in other words, your monitoring company uses someone like Alarm.com to receieve the info from your panel and forward it to them). They give you an app and then also send you events as they happen. They aren't going to give you that service for free. The downside is that in the case of Alarm.com they won't let end users subscribe direct--you have to go through a dealer or alarm company, thus you pay monitoring plus an additional fee to have the interactive service.

GE has contracted with Alarm.com to the best of my knowledge and you'd need to go to their website and find a dealer in your area. That or get another alarm system that works some other way. But the Alarm.com site is super easy and they keep adding features to it. It might be worth the money.

You're welcome. Also, if you don't have a cellular module yet for the Simon XT (and check to see if it's even a compatible version...I'm not sure), try to get one that is 3G since all the 2G stuff is going away in a few years.
