Replacing Vista 20se with Vista 20P

After a lightning storm, my whole security system was dead. The transformer and battery tested OK, but nothing appeared on keypad, and the alarm signaled until I unplugged the battery and transformer. I have replaced the old Vista 20se with a new Vista 20p and replaced the 2 old keypads with new 6160. I kept the wiring the same. When I try to power up the system, it just chirps. If I hold keys 1+3 I get 31 on the keypad, but I can't get into programming mode, and I can't stop the chirping. What should I do?

Power up and address one of the keypads as 16: That will allow you to start programming.

[power up +] 1 and 3, then 16 and * until you get to "ready to arm" or 'not ready to arm" [a few times]

The '31' is the current [default] address.
