windows

I own a home in Florida. It is cement block with the stucco applied to it. I have aluminum windows single pane and want to pu new windows in. I would use double pane vinyl windows. How do you remove the old windows and how do you hold the new ones in?
I was told by a man at a home center that I had to remove the cement from around the old window first ? Any help would appreciarted.

The window opening is framed with PT lumber and then the windows are screwed to it. They should also have caulking sealing them to the framing. Mortar/stucco is often used to dress up the exterior. The interior is finished with either drywall or wood.
