My contractor, Rhinoshield, finished exterior paint job for my building with stucco exterior in Southern California about 3 months ago. This was supposed to include standard pressure washing, scrapping, patching and painting. Despite the fact that they charged about twice the other bidders, I chose them because of their 25 years paint warranty and 6 years workmanship warranty. They claimed to use ceramic elastomeric paint which had 9 mil thickness and would not peel or fade. During a roof repair few weeks ago, we discovered that the paint was easily torn and peeled-off. Then we discovered that many newly painted areas throughout the building had the same problem (although some areas didn't have this problem). One can remove large section of paint with one's fingers within seconds. That I should leave the paint alone and not peel it off. I am no paint expert, but how can something that can be peel off so easily with your fingers, with very little effort, last for 25 years? Also, any incident that puncture the wall may result in large tearing off and would allow rain water to go behind the paint. Rhinoshield says that the warranty doesn't apply if water goes behind the paint. Do you think their respond is reasonable? Or was something not done correctly during the prep work? Hello, I found a "band" (14 inches wide across the whole back of the house) of some kind of drywall product where the brick meets the vinyl siding on my house that is in place of plywood. Anyone know why this is here and why it isn't just plywood? I had to remove some siding and tar paper when I tied my porch roof into the structure and found this weirdness. It is original (1975) because the tar paper had never been touched but it is crumbly and needs to be replaced. Behind this drywall is open joist space of the second floor with very little insulation (now I know why the floor is so cold in the winter!). Thinking of closing this off, spray foaming and re-sheathing with regular exterior plywood. Do you think the builder just ran out of plywood and used drywall for sheathing or was there a purpose for this back in the 70's?
