I built a new fence gate for my dog run yesterday, which is basically a 4x4 post anchored into the ground with simpson strong tie metal footing and anchor bolts, 2" from my exterior wall, where I connect the hinge side of a 40" gate and then run that over to another 4X4 anchored with the simpson strong tie. Other than anchoring directly to my house, I didn't really have a good option since the opening is a dog run that is about 52" wide at this point. The problem I have (which was expected) is that when I open the gate, the 4x4 fence post holding up the gate flexes, causing the latch side of the gate to drop and thus it doesn't close neatly. I am thinking i can get a metal strap, basically like a much smaller version of a water heater strap, to anchor to the house, and then I will have the tightening screw that I can use to fine tune the post to get it level so that when it opens, the 4x4 post on the latch side will be secured in place and not droop. I haven't been able to find any strap that fits my parameters though - does anyone have any experience with this and any recommendations on parts/methods. When the fence is closed, it is rock solid, just have problems when i open the gate! I have stucco, and there was a previous vinyl gate anchored to the house, so drilling into the stucco is not really a concern. In hindsight, it might have been better to just connect the 4x4 fence post to the house, but I was trying to follow the standard advice and not do so. Thanks for any advice!!!

Im thinking of putting fence between my property and a rented property next door. This is going to sound petty. But the neighbors has a dilapidated fence and it appears to be placed directly on the property line.... in fact half of each post is on my side. Its also sagging towards my property in spots. According to my survey this is correct. I didn't think a fence is allowed directly on the line but I am thinking maybe that's a regional requirement or something. I don't know the renter, the owner lives out of state and I don't feel obligated to inform him of anything. What would be my best course of action to get my new fence up? Do I have the right to remove the fence straight away and begin constructing mine or do I just bring my post holes in a little bit and not risk confrontation?
