Question Top of chimney problems

I have a wood-burning fireplace and a gas furnace that vent through separate flues in the same chimney. The flue liners are both terra cotta, and extend above the chimney crown (at the top of the chimney) by 8-10 inches or so. Because of this, the tops of both flues are exposed to the elements.

The exposed portion of the furnace liner that extends above the crown has cracked and broken open on one side, such that there's a large gap beneath the chimney cap. I'm sure that water can get in during rain (maybe animals too). I don't think that the flue is cracked inside the chimney.

How should I start to plan this repair? What are the options?

Chimney cracks

Call a chimney specialist and don't burn anything else in the chimney until you get that fixed. You have a serious problem on your hands! Real chimneys are very aesthetically pleasing and in my opinion give a home class, but are also a big responsibility and potentially a big risk if not taken care of. That you don't think it is cracked inside is even more reason to think that it is or at least has other severe problems. Get it looked at immediately!
