opinion of "Crown Seal" or Crown coat ?

anyone ever use Crown Seal on a chimney? And does it really work?

I need to fix a chimney crown that has degraded mortar (minor leak in heavy prolonged rain), and I figure this might at least put off a new crown for a few years.

CrownSeal is a good repair method for cracks in a crown. However, if your crown is crumbling I would suggest having it fully repaired. When the product is applied it adheres to the layer of concrete it is applied on (pretty obvious, I know) but if the crown/wash that it is applied to is already crumbling or flaking and some parts of the crown happen to detach from the rest of the crown and flake off, the CrownSeal will come with it.
I hope I explained that well enough and it makes sense.
