Question Rebuild rotten wall????

The bottom half of my garage wall has completely rotted out studs. It seems that the garage was just moved on top of a cement pad & butted up against a cement retaining wall (which also has a crack in it), which allowed alot of water to get in between the cement wall & the wood sheeting. How do I rebuild this wall & prevent future water damage considering how the garage is situated. I just bought this house & dicovered the rotten wall a few weeks later.

Any suggestions would be GREAT!!!!

First thing to do is fix the drainage problem.

After that, it's relatively simple (relative being a relative term) - to rebuild your wall... knocking out the old studs and replacing them. (or cutting out the rotted portion and mating new wood in it's place - though that's not really the proper way to do it)...

claudia,

you will need a french drain at the back of the retaining wall and you will need to slope the dirt away from the foundation creating positive drainage.
You will need when you reframe the wall to use pressure treated framing material to help this problem be avoided in the future.

I hope this helps.
