Seems like in our house, the previos owners build additional space into the garage which is now the laundry room. I uncovered a rotted floor under the washer. So I want to redo the entire floor and extended 5 feet more. Losing garage space right now is fine.
So left side wall is the exterial wall and spaced out 24" oc. The right side wall is the house foundation spaced out 20" oc.
My plan is to have a 2x10 base board nailed to the wall and hoping that a 2x10 on 16"oc can span the 11' across the room.
As shown on my photo.

Sorry,
Does my plan for the 2x10 look ok, oh, and does it have to be treated wood.

Floor joists will be 16" oc.
All wood touching concrete will be treated.
