Rate These Drywall Cracks!

Hi All,

I'm in the process of checking out a few properties and came across one that would be a perfect candidate but it had numerous cracks along the ridge beam. I've attached a few links to hi-res photo's. What do you think? Is this something significant enough to where I should hire a structural engineer to assess it?

Here are a few things that may help: The roof seems as though it is currently leaking or did leak previously based on some coloring I saw up in the attic. most of the cracks are vertical or horizontal and run along what looks to be the joint tape.

I'd be far more concerned with that deck being built to close to the sliding door.
I'd pull the carpet back and check for rot in that area.

Why are the cracks a different color than the rest of the wall?

It doesn't appear that the cracks are anything structural to worry about but you really need to inspect the foundation and exterior to say for sure.

Not sure if you are in a seismic area or not, but movement is the cause of cracks like you see. Most follow along what could be imagined as natural breaks between drywall sheets except for the dining/kitchen room crack that seems to go at an angle. It also looks like there was a poor attempt to fix the cracks, hence the different color. Does the evidence of moisture in the attic have any correlation to the areas of cracks. The only area I think could be a previous leak would be the staining on the right side wall of the slider to the porch. Looks like you pulled the carpet in that area to check for water damage.
