Buying a house and had some foundation issue

I'm buying a house and after the inspection, the main beam in the crawl space had some damage. The inspection quoted, "9.3 MAIN BEAM(S)
The main beam has been damaged and supported by a floor jack. Recommend evaluation by a qualified contractor for remedial needs and costs. 09/08/2015 - Recommend obtaining contractors information for possible remedial needs. Item 2(Picture)" They corrected the issue and as you can see from the notes it didn't come back "satisfactory" necessarily. The fix was from a general contractor and was described as, "Fix- Properly supported main beam in crawlspace using concrete footer and foundation post". I've attached before/after pictures (the before has the redbox). I'm seeing if any experts could lend an opinion on the fix. The last thing we want is our floors dropping below us haha. Welcome to the forums!

What is supporting the jack posts in the bottom pic? If there isn't a sufficient footer under the posts they might sink over time.

Fixed or not, it's a red flag, to me. I don't like that crawl space anyway. Is there nothing available with a full cellar?

The General contractor stated they used a concrete footer and foundation post

Those are not permanent posts but are designed for floor stabilization (as in a bouncy floor) and not structural supports. If you had a structural engineer review, he would fail based on those columns.

We are having a foundation specialist come take a look. Hoping they don't just say whatever repair we do have isn't sufficient and want to charge me thousands of dollars :/ Any idea how much a fix would be for this?

No one can come up with a price until it's know what must be done. The specialist will probably give you a price range, is he in the repair business or just evaluation?

If footings have to be dug a few feet deep, it certainly could be a few thousand dollars. Do you already own the house?

Not yet, we plan on closing on Friday 9/18. I'm hoping this repair is suffices haha

What kind of clause [if any] is in the contract to address this issue?

All I'm aware of is the Seller's Inspection Reponse where they said , "Licensed contractor to properly support main beam with the addition of a concrete pier footer and proper foundation supports". I guess they did what they said they would do, just hoping it's a good fix.

Usually a if there are any concerns prior to buying the house they are addressed in the contract. That way if the addressed problem isn't resolved it gives you a way out of the contract. The foundation specialist should be able to shed light on whether or not that repair is sufficient and if not - what it would take to make it right.

SailorJerry, are you sure that you want to continue with the purchase, of that house? As I said before, the support issue would be a red flag, to me. Who know what else it hiding? Also, I would rather have a house with a full cellar.

I just went through this on a bathroom remodel from 7 years ago. Owner decided to sell the rental property. I had done some work on the floor to the bathroom. The plumber had completely severed one of the floor joists to make room for the drain. That along with water damage had rendered floor structure unstable. I used those same temp blue jack posts to stabilize the floor while I rebuilt everything. When I was done, I just left them in place figuring they would give the tile floor a stiffer base to set on. Everything was fine for 7 years until the sale. It was a red flag as the buyers representative thought it was permanent supports and did not take my word that it was floor stabilization. I even presented pictures to support. Two structural engineers were brought in and agreed that if structural, those blue supports would have to be changed out for permanent columns. So Yes, yours are incorrect as stated back in post #5. In my case, the structural guys agreed that my posts were not necessary and simply had them removed.
