I purchased a bi level (raised ranch) home in 2015. I recently had a structural engineer in and had a contractor create an open concept by removing the walls between the kitchen, living room and dining room and installing a new flush mounted 22 foot lam beam and new lam posts to support the beam. This also included plans to install a new post in the basement to support the load. What I identified mid project was that the load bearing beam (existing and new) do not stack against the load bearing beam in the basement. They are parallel but do sit on top of one another. There’s about 14 inches difference between the posts upstairs and the posts in the basement. Luckily we we caught it and adjustments were made to the plans and new posts to support the new beam and posts. So I’m covered there. The issue is that there is some floor sagging on flooring upstairs where the old load once was. I spoke to the engineer and he felt that it was just due to settling and he wasn’t concerned and said since we installed the new beam and posts that is no longer a concern. I would like like to see if I could fix the flooring and or ensure that the floor sagging doesn’t get worse. Most of what I’m reading shows that sistering the joists is my best bet. Only issue is I know I have black pipe gas line running through most of the joists. So sistering would require plumbing and electrical work. Since the main issue isn’t sagging at the middle of the joists load but due to the spacing issue between the the two load bearing beams I’m wondering if scabbing the joists is a option. A new post really isn’t an option either since I the basement is finished and I already have a post and would be adding another 14 inches away? Note: the posts have standard hoist hangers installed. So I’m looking to convert an outdoor building/shed into my home office. I want to put vinyl flooring down but obviously not directly on the concrete slab. I was planning on using a batten system to put down 2x4s and then put the subfloor on top of that and then the vinyl flooring. The concrete is very raw and unlevel so I think I would have to put something over top of it. So here’s my question: should I put some kind of vapor barrier down to prevent the wood from getting moisture into it and rotting from being on the concrete? Should I just seal the concrete instead?
