Best finish for a wooden bannister

My neighbor has an old farmhouse on Maryland's Eastern Shore, no air conditioning, 3 sons from middle school to college age. They have stripped the old varnish off the wooden (mahogany?) bannister and want to refinish it. What sort of varnish would you recommend for that environment? Is tung oil a good option? The high humidity of our area and the high traffic are the biggest concerns.

Standard varnish would be my personal choice, although polyurethane is tougher.
With either one, 3 coats, sanding lightly after the first two coats to remove the 'nubbies'.
Like any of the rubbing oils, tung oil needs to be renewed periodically. This would be especially true on a bannister, with hands-on wear.
