Question water leaks under garage wall

I'm new to this site and I need advice. We brought our home 5 yrs ago. The garage sit on a concrete slab with cement walk around the side and back. Every rain leaks under the walls. the wood is decaying. I know the best fix is a new gargage, but that isn't an option at this time. I've tried to run cauk around the edge on the outside(that what the sellers had done) but that hasn't lasted. Could I use roofers tar to seal the wood to the concrete? Any suggestion to buy time would help.

ekaye,

Sounds like a good time to do some proper grading outside, get the grade below the top of slab and slope away from building. IF water is getting through the garage door, you may want o improve drainage there by whatever means you seem is necessary. The caulks, tars, etc. is not dueable nor lasting.
