Cost to build a 2 car garage

I am considering building (or getting an estimate) for a 24x24 basic 2 car garage. Regular 5/12 pitch roof, single garage door. I have no idea what the estimate might run. I live in the city of Cleveland, OH. I will be replacing my old 1 car small garage so I will need a new slab and a new garage. Does anyone know what the cost might fall around? It will be 576 sqr feet. Am I looking at $7000 or $25000? Any ideas? Thanks...

i did a 24x28 about 7months ago.i have a 20'x7 front door and a 8' door in the back.have a full attic with 8' head room.we did all the work and built the rafters all for 6200.it is finished inside to.7/16 waffer board all around.when i had estimate given they told me 12,900.

What pitch roof did you have to put on to get 8' head room? At least 8/12 I would presume. How difficult were the rafters to build?

they are 8/12,they were not to hard to build after getting the first one done.layed it out on the floor and when we got what i wanted we marked it every were and used it as the jig on the floor.

28x28

I built a 28x28, with 2 single doors, 3 windows, and one side door 5/12 pitch, truss roof., vinyll siding.

I subbed out the concrete and electric, and did the rest myself. My price came out around 12,000. In NJ.

Looking back, I would do the electric myself, but still sub out the concrete. quite a few people told me to sub out the garage door installation. I did it myself, and it wasn't to difficult.

I've been meaning to post pictures here, since I gained quite a bit of knowledge for this project from this website. And I really enjoyed doing this project.

Your 12k, was that including concrete? I'm looking at a bit larger, 32x36 and with subing the concrete, framing myself, it's going to be around 17k in MD.

Yes the 12k included footings, block foundation, and flat work.

Right now for a no frills bassic garage structure with no footings, the '05 material costs have the sq ft. price at $16.00/sq/ft minimum and that is the bare essentials. That prices includes new slab, 6" brick, 4/12 pitch trusses, 8' sidewalls, etc...just a standard garage. If it's to be built on ground that is not flat and we have to do grade work, then price goes up. Anything attached to a house or over city's square footage that needs footings, they are $55 a running foot. If we have to tear down an exiosting structure to prepare site for build, prices goes up. Typically around $12-$1600 to remove average garage for site. Typical remove and replace concrete for driveways $4/sqft

All our areas area going to have a different rate naturally, but in my area that is how I bid them out.
