Replacing a garage door - questions to ask a contractor...

We're looking to replace a garage door soon and need some help on the type of questions we should be asking whoever we choose to do the work. Any basic questions we should ask? Any brand we should look at (or avoid)? Why type of material? What type of receiver?

This is for a house my wife inherited, and the house is worth less than $90k, so we don't want to spend a lot of money on it.

Are you asking about a garage door, a garage door opener or both?

Primarily a garage door.

Also, is there much price difference between installing a garage door WITH an opener vs. one without (i.e. manual open)?

Add about $300 for the opener...depending on how fancy a model you want...you can find them for about $120 on sale. Install at the same time as a door might run around $100 or so...IF the correct power sources is there in the ceiling. Most places won't install if it's not. Can't use an extension cord.

What door you get will somewhat depend (IMO) on the usage of the home and whether this is an attached or detached garage. The plain steel doors with no insulation can bang and flex with wind and can be noisy. If the garage is detached...not as big a deal. The insulated doors are only a bit more than non-insulated.

Another question to ask yourself is how long do you plan to keep the house. If it is long term, then it's worth buying a better grade door and opener, but if you are fixing it up to sell it, then look at contractor grade (cheaper) doors and cheaper chain drive openers.
