garage door maintaince

My garage door opener isn't operating correctly, it stops both when opening and closing. I live in a 40 year old house, the door is newer, it is metal W/panels. It opens fine by hand. The springs appear to be in good shape. The door is 16' wide by 7' high. The opener is a Sears Craftsman 1/2 hp. Both the opening force and closing force are maxed out. Before I replace the door opener I was wondering if there is any regular maintaince needed on the door. Thank You

If it seems to stop at about the same place each time, your tracks are probably out of line or one of them is loose. check this out first.
