1-stall Garage on existing Ranch-style

I am looking for an idea on how-to build a 1-stall(12') garage next to an existing 1-story ranch house. I am in the process of selling the house but most people won't even look at it because it does not have a garage. I have a small yard and the previous owner converted the old garage into a rec-room. I am wondering if I should connect the new garage to the existing house and how or if I should build it free standing. Any help would be greatly appreciated.

It would be easier to build it separate from your house. connecting can be a big problem. Keep it simple. You can get plans at any Home Improvement Store.
