I have a small existing barn that I'd like to shore up & add on to for a place to store misc motorcycle parts. I have been trying for the last 8 months to get the local building dept. to approve my hand drawn plans but they keep finding something to reject. Last time they said that it looked good but I needed to have it approved by an engineer. I tried to get an engineer to approve my plans, but none want to mess with such a small project. One said he would do it but after 5 months of never hearing from him & calling only to have him say, 'I was just about to do that.' I decided he was never going to. I do not think I am legally required to have an engineer approve my plans & am prepared to tell the building dept to either reject them for cause or approve them, however, I believe that the biggest reason I'm having this problem is because my plans are hand drawn. If I can find computer software to create my plans & print them so I'll have something professional looking, I think that they will approve. Since I already have a structure I cannot use any of the ready-made plans. Can anyone recommend some reasonably priced software which will allow me to specify my plans in enough detail to satisfy the building dept., and not cost an arm & leg? A local engineering company offered to create a plan for $600 but I think this is way too much just to draw plans for a 16x32 foot building that will have a dirt floor. I would prefer software in the range of $50 if possible, but whatever it is, it must show wall construction, including stud placement, roof detail, etc... There are some CAD programs to be found on the net, but difficult to tell if they will meet my needs. It is not going to be a real garage, but I have to call it that and install an 8' doorway because it is closer than 50 feet to the property line (46 ft. Aren't bureaucrats a pleasant feature in life?). I would rather have the software so I can do it myself & use for possible future projects but would consider paying someone a fee to create the plans from my specs. I'll be very grateful to anyone who can shed any light on my dilemma. It is disturbing that I've seen entire malls constructed in less time than it's taken me to get a permit for this structure...

Hi our garage door will not close automaticlly but it will close if we hold the button on the wall unit ???? It does go up ok . I have a green light from the right side door sensor but no light on the left sensor at all ???? What can we do ? both remotes react the same .. Rgds Jim Kirst
