drainage around the garage
#1
I have a 26' x 32' garage foundation. It is near a run off brook. I need to put some drainage around it. I have already purchased the perferated pipe. I'd like to know the correct procedure for putting in this drainage and what type of sealer to put on the foundation. Thank you.

Is the garage pad lower than grade? Does the grade run toward the garage? If you need drainage tile, excavate to base of the footings. If there is not nor will be a sump pump in the garage dig a sloping trench away from the garage (not towards your neighbors house) and lay a bed of 3/4" stone approx 6" high in the trench and around the garage. Lay the tile, cover with stone, a layer of felt paper then backfill with sand. You can use a bituminus damproofing treatment or there are a number of foundation membranes on the market to be used in addition to the damproofing.
