I have a garage plan from Menards and an estimate for materials.
My garage will be unattached 24'x24' on a cement slab.
My question is: with a sill plate 2x4,pre-cut studs 92 5/8, and two top plates 2x4, total wall 97 1/8 , how does 4 x 8 96" sheathing work out???? Also using this setup how do you get a 7' garage door opening,using 2 x 12 for header.

Your sheathing will come up to bottom half of the top plate which is fine. It will tie the bottom plate and studs to top plate and still leave nailer for soffitt. With a 2/12 header over door you end up with a 82 7/8 opening between header and bottom plate. If concrete is dropped 1 1/8 inch under door opening to allow for drainage, you will have a 7 foot door opening.

We have probably built 50 of those Menards 24x24 in the last 2 years. good kit, except for a couple of things. Order an extra 50 8' 2x4's, and also 12 14' 2x4's. That is because how their designer does his corners, and it is not as strong as the correct way to do the corners. Also check your prices when ordering. At Menards, you can buy 8' 2x4's cheaper then you can buy pre cuts.
