need fire wall in garage to sell home

We are trying to sell our 4 year old home. The buyers want us to turn it into a "new" home before the closing date. They have narrowed their request down to the following items:

Rim Joice under house must be replaced
A fire wall must be installed in attatched garage(attic?)
Electrical box is "messy"
Patio needs to be mudjacked
Radon reading was 4.1
Replace furnace


My main question is--How much will it cost to install a firewall in the garage?

Second--Howmuch to replace rim joice(leaning post?)?

Without addressing your fix-up questions, have the buyers already made an offer that you have accepted and are these repairs a condition of the sale? Or are the buyers trying to get into your wallet after the sale has already been concluded?

Next question: Are these repairs considered mandatory by some official agency or are they the buyers's wish-list?

Third question: Is the buyer's offer close enough to your asking price that you're willing to put a several thousand into the repairs to unload the house? Or would it be better to wait for another buyer?

Of the two questions, my guess would be that the cost of the firewall will be less than the rim joist, depending on the type of construction of the structure.
