Cool

What do you mean "not included in the title?
A garage would not be mentioned in the legal description normally. The title would just be a legal description of the real estate (land) under it, along with the house.
In other words, if the garage is sitting on the same parcel of land that is on the legal decription in your deed that the house is on, it IS included, as are all other "improvements" (house, garage, driveway, outbuildings, etc.) on that same piece of land.
If the garage is on another parcel of land not included in the legal description with the house, the owner must deed that parcel with the garage over to you with another deed.
Consult an attorney, or check with the tax office to see if the garage is located on your land with the house.
I suspect that it already is.
Good LucK!
Mike
