chimney cleaning?? gas heat

is it necessary to clean the chimney when there is no fireplace and the house is heated with natural gas? a chimney company mentioned that the flue liner would corode and fall apart if no cleaning was done?

Find another chimney company. The acids that can be released by a gas furnace into a masonry flue cannot be cleaned out. They only even pose a problem if the flue gas cools off enough to condense water onto the liner. If you add a more efficient furnace with cooler stack temps, you will need to line the flue for correct operation. The lower stack temp will not draw in the larger stack correctly and will cause flue gas condensation.

You neglected to say what type of chimney you have. If it is terra cotta clay flue then all that is required is an inspection to make sure that it is clear of debris. Burning gas produces carbon monoxide and water. This water vapor causes masonry, especially terra cotta to efferves. This means that the lining will flake cuasing pieces to fall into the flue. Beside added debri in the flue this comprimises the chimney structure. Gas appliances should always be vented class b venting or other applicable gas vents suitable for your appliance. also your chimney may contain squirrel nests, bird nests etc. all chimneys should have suitable caps. if your masonry chimney is free of debris do not have it claened as this will only cause more chipping of the weakened flue tiles.
