I have a hot air furnace and a hot water boiler. What annual maintenance needs to be done to each? Does the water ever need changed in the boiler and pipes?

To avoid problems it is recommended to have the furnace and boiler cleaned yearly.Any rust or dirt on the burners can effect the efficency.Cleaning can also help prevent service calls, it is like getting the oil changed on your car.
I don't recommend changing or draining the water on a water boiler. You allow minerals to build up in the boiler every time you do that.It could shorten the life of the boiler. It is very important to test the relief valve on the boiler to make sure it can open easy. If it is frozen shut replace it before using the boiler.
good luck
