New Zoned House

We are building a new house in illinois. Approximately 1550 sq ft on 1st and 2nd floors. Builder has agreed to install 2 ac and 2 furnaces.

Builder has asked if 2nd floor furnace can be installed in attic as opposed to basement. Initially, I thought it was a good idea to have it closer to space to be conditioned. After doing research I am concerned about maintenance, condensation, and efficiency.

I need to make a decision soon and would appreciate any input.

Go for the 2 units for sure. put the one in the attic.
Check code for it up there. Here calls for a light by it.plywood floor right there so you can work on it. Overflow pan under the whole unit. So if it did leak the water from this pan its drain pipe has to come out over a outside door window or on a sidewalk.---- so you know if its ok.
