We have a screened lanai approx. 14x16.We would like to enclose the area and use the additional space as a sitting room. Any help would be appreciated.

Converting a screened porch to heated/cooled living area is a major job, even for an experienced d-i-y, involving a lot of skills.Advise consulting pro contractors on that one, unless you are one and REALLY determined to tackle it yourself. As a real estate broker, I have to comment that this is probably one of those investments that you are doing for your own enjoyment, because you are not likely to recover the costs of such a project on a home sale. Only kitchen and bath remodeling/additions come close.Good luck.

Hi Yonnos, yes your looking at a major job,
there are many things to take into concideration, like the exsisting floor to start with ie does it have a damp proof course, then the exsiting structure what weight limits has it got to take extra weight, then there is the damproofing of the exsiting house wall, as you know these walls are constructed so that any water that gets into the cavitiy works it way out further down the wall through the DPC's now if this is the case with your wall then you would have to insert damp proof trays into the wall above the roof of the new enclosure to stop water showing up inside at a later stage, as you can see these are minor details but are only the tip of the iceburg, also you need to check your building reg's to make sure that you are allowed to do this work to your house, as has already been sugested get an exspert to advise you first in detail this may cost a little now but could save you a fortune later, I hope this helps a little, Handyman
