Business lease contract

I am a business consultant and my office is at the vicinity of my friend`s property. I have a leased agreement of five years for that space. This is my last year for that agreement.

My friend died last month in a heart attack. His wife does not want me to renew my contract for an unknown reason.

My problem is that, my office is already in concrete type and I already invested a big amount on that space for its improvements for the fact the we (my friend and I) had already agreed to extend my stay there for ten years. I already revealed that to his wife but to no avail at all. What should I do. Can I force his wife to pay me for my investment?

In matters like this, its best to consult your attorney. But my personal opinion is that it will be far cheaper in the long run to either buy the property or look elsewhere.

Have you approached her about buying the property? My feeling is that she wants nothing to do with it and just wants to sell it instead of having the headaches of leasing it.
