I need to put a wall in my basement for a bathroom but have many obstacles to overcome. It has to go in this spot because I already have the shower pan in (curb less) and the plumbing is behind that wall too.
Image 1 is where it is going, image 2 and 3 show the obstacles and if you look closely you can see the red lines of my laser level where the wall goes with framing on the backside of the line.
The wall is parallel with the ceiling joists but offset so was planning on putting 2x4 nailers across them every 24" but can't in about half of the area to the left because of the ducting. I need to build a soffit around the vent pipes anyway because they will not go up closer to the ceiling but not sure how to attach it all above which is why I'm here!
Not sure how to describe but should I build the framing around the pipes attaching the inner part where the soffit would be and then over to the wall framing and that would suffice? I have to build soffits elsewhere and was going to use a method with 1/2" osb and 2x2's, a 6" drop but those are simple comparatively.

Hope this is in the right section. I've never owned my own home yet. I have been renting small rooms to live which suited me just fine but lately I've been more interested in settling down longer term in a small piece of land with a house on it. It's about 2 acres of mostly wooded forest with a nice little house on it. It's not in the middle of nowhere. There's a small town just 3 km away and a few houses around but since the land is covered in forest, you can't see any of it while on the property.
I was just wondering what kind of things I need to be mindful of when owning a home on a piece of land with a small forest. Do I have to take care of all the trees, vegetation, and/or pay for services that are mandatory like tree cutting/trimming, inspection, safety hazards, etc. I imagine there are lots of extra costs for maintaining a house that has a lot of vegetation and trees. The current owner does a lot of gardening and plants their own crops and stuff but I don't really plan to grow much of my own crops. I'm not into decorating yards and beautifying the landscape. I just wondered how much work if any do I need to put in to the forest land that I own if I bought that property?

What kind of responsibilities (if any) would I have for this plot of forested land? What kind of expenses would I be looking at in maintaining all this land and let's say at the very lowest maintenance spectrum as I would not be interested in doing any kind of beautification, but maybe at most, just some small gardening to grow some tomatoes and lettuce etc.

Hello everyone,
This is for a stall shower in a rental property. Duroc was placed over the triple folds of the pan liner at the corners and it causing a bulge of about 1/4 at the last 6 to 8 inches of the bottom of the walls. I have already put the first coat of Redgard waterproofing and I like to know if the bulge will be detrimental for tiles. My plan was to install 12 x 24 porcelain and one inch mosaic tiles on the pan floor. Due to the bulge I was thinking of installing the 1 inch mosaic tiles up to where the bulge ends. I am debating as to whether demo the wall and start over by furring the studs or just live with it. What do you guys think?Read More
