We are doing some work on the crawlspace in our foundation. The foundation is good but we want to replace the piers and posts. We noticed there is a few small cracks on the foundation concrete as well.
A foundation company sent a bid and mentioned these two item:
1. "Epoxy anchor Simpson Strong Tie HST- 5 plate, or equivalent steel plates to interior face of stemwall/footing spanning the main vertical crack on the east side of foundation."
2. Seal exposed cracks in the stemwalls of the residence in the crawlspace with epoxy and/or by Epoxy Injection as necessary.
If we were going to do this ourselves, I found the Simpson String Tie HST5. Looks like a long steel plate 5"x21". What does epoxy anchor mean? Do I drill holes and put a fasten in those holes, and then use the epoxy anchor product in those holes?
Is this epoxy good to use for the application? Simpson Strong-Tie SET-XP Anchoring Adhesive ? hat fasteners should I use?
Secondly, is the sealing exposed cracks just using a product like "Simpson CILV32 Low-Viscosity Structural Injection Epoxy" and filling the crack holes?
Here is the picture from the outside. Too lazy to crawl down in the crawlspace to take a pic. There are 3 vertical cracks, two are 1/4" and one is about 1". The attached is a 3/4" crack.
A civil engineer had visited the house and recommended doing a steel plate , and coincidentally the foundation company also said the same thing it seems : "Epoxy anchor Simpson Strong Tie HST- 5 plate, or equivalent steel plates to interior face of stemwall/footing spanning the main vertical crack on the east side of foundation."
I guess I got the answer. We got the civil engineer to write up the plan.
"The crack in the main house front foundation wall approximately 5 feet from the northeast corner of the main house foundation crawl space and the crack in the main house north foundation wall below the crawl space vent located approximately 10 feet from the northwest corner of the main house foundation crawl space should be repaired by installing a steel plate across each crack on the interior side of the foundation wall. Each steel plate shall be installed mid way between the top of the foundation wall and the surface of the soil. The steel plates shall be Simpson Strong-Tie HST5 or an approved equivalent. Each plate shall be secured in place with 5/8 inch anchor bolts installed in the foundation wall. The anchor bolts may be of the expansion type or of the epoxied in place type. If desired, Simpson Strong-Tie Titen HD screw anchors may be substituted for anchor bolts. The cracks shall also be pressure injected with epoxy. The cracks may be injected from both sides of the foundation wall, or, if injected from only one side, care shall be taken to ensure that the epoxy penetrates through the crack to the other side of the foundation wall."
Hello everyone,
This is for a stall shower in a rental property. Duroc was placed over the triple folds of the pan liner at the corners and it causing a bulge of about 1/4 at the last 6 to 8 inches of the bottom of the walls. I have already put the first coat of Redgard waterproofing and I like to know if the bulge will be detrimental for tiles. My plan was to install 12 x 24 porcelain and one inch mosaic tiles on the pan floor. Due to the bulge I was thinking of installing the 1 inch mosaic tiles up to where the bulge ends. I am debating as to whether demo the wall and start over by furring the studs or just live with it. What do you guys think?Read More
