Heating and Hot water for a new addition

I plan to build an addition off the back of my house.

The property is in Connecticut.

It will be a 20 X 30 addition. At grade will be a garage and on top will be an apartment, sometimes called an in law apartment). One Kitchen sink and one full bath.

The existing house gets its heat and domestic hot water from a boiler which could likely handle the demand of the apartment.

But, the boiler is 15 years hold and it runs on heating oil and natural gas is not available.

I am considering an on Demand hot water heater for the domestic hot water (electric) in the apartment.

I Will ad a second AC unit for the apartment.

I could then use electric baseboard heat in the apartment or possibly add a water heater that can use the same air handler as the new AC system to create a forced air system in the apartment.

I could get propane delivered if necessary.

Any suggestions on this plan? Do you like the electric options or should I consider the Propane tank?

I would also appreciate suggesting on equipment brands and models for my application.

Ductless mini split heat pump for ac and heating, Propane instant water heater then you can do a gas cook top.
