Tenant claims mattress has bed bugs, I hear they spread like wildfire
I was planning on going over there tonight to throw out the old mattress/box spring and put in a new set.
figured I'd collect feedback from here first in case the plan above is an exercise in futility

Before I did that I'd be calling an exterminater to have them take a look.
If there is bed bugs the whole area would need to be treated anyways.
Not going to do a bit of good to replace it and not treat.

Mattress was free off Craigslist.
Exterminator and I looked at it, said there was no evidence of bed bugs but sprayed it and the area anyway.
Lady said the evidence was how the bites appeared and the pattern.
Research says there's no way to tell what type of insect is responsible for the bite.
Hopefully the spray took care of it.

These are high quality mattress covers that are reccommended by pest professionals. In the event that bed bugs are present, or even if they get introduced later on, these covers will protect the mattress from having to be disposed of. They can be purchased at some retailers and through Amazon and such. Don't know if the manufacturer sells them directly. Don't tear them when putting them on as that will be a compromise. I've seen tenants that purchased lower quality covers that tore, but they closed the tear with duct tape...

Make sure that you get the correct size. If you get one that is too large, you will have folds and creases that will in fact make harborage for bed bugs.

Consider monitors if you haven't already. If the bed has four individual legs and maybe one in the center, then consider using "climb ups" as that will stop them from climbing up from the floor. Also, keep the bed moved away from touching the walls, furniture, etc. You want to make the bed an island inside the room.
