Room over garage insulation

I removed a bathroom installed in a bonus room over the garage. I noticed there is no insulation between the truss bottom chords under the bonus room. There are insulation dams at the eaves and was wondering if it's normal to insulate the garage ceiling/bonus room floor. Attached is a drawing showing the existing insulation in pink.Thanks

The floor (garage ceiling) should be fully insulated. Making changes will require you to determine the minimum code levels of insulation and bring your work up to current standards. When you pull your permits talk to them about what needs updating.

Living space over a garage also needs to meet fire codes and air sealing between it and the garage. A car left running down there would present a huge problem for anyony in the room above.

Add insulation to attic floor or roof

Just moved into a 20 year old house on the NC shore. It has about 10” of fiberglass batts in the attic floor. There is plywood on top of the insulation over about half of the attic. This is for a walking area, storage and because the forced air furnace and all air ducts are in the attic. As such, adding more insulation to the attic floor would not be practical. Do I just add more insulation to the areas where there is no plywood floor and ignore the rest? That does not seem right. Also, the attic gets quite hot during the long summers, at least six months. This is just solar gain through the roof. There is soffit venting all around the perimeter that I verified is not blocked with insulation and ridge ventilation as well as a powered roof vent and a passive gable vent. It gets to 96 degrees nearly every afternoon and hotter if the powered vent is not on. Would it be better to insulate the under side of the roof? This would hopefully keep it cooler in the attic where all the air conditioning ducts run. Which is better?Read More

Insulating Concrete foundation walls

Hi everyone, Preparing to finish my basement, and came across an insulating issue. The basement is all concrete, with 1" rigid foam already on the walls, then a concrete and wood 'stud' every 24". I have an open French drain around the perimeter of the entire floor, which will be behind the framing once its completed. I started using faced fiberglass along one wall but then got concerned about moisture that may come up from the ground and/or from the French drain, which stays MOSTLY dry but has a few areas that gets some water. Here are some possibilities I came up with, but am looking for guidance- Am I safe to stay with the faced fiberglass? I could install return grills around the basement to allow the inside of the walls to breathe? Should I change the type of insulation I'm using to rigid board or unfaced? Should I insulate the framed walls I will be building instead of the foundation walls? Thanks in advance!Read More
