Sweet Smelling Light Green Grass

I have a section of my yard (pretty much the only place it looks great) that has a sweet smelling lighter green grass. It looks great and grows well no matter the temp or amount of water. It smells very sweet when it is cut. It seems to be spreading slowly through my lower yard. I would like to know what it is so I can plant it around my yard. I can get a picture of it later today when I get home from work.

Any ideas?

Where are you located? If you're in the south, I could see this being zoysia due to the spreading.

I am central VA. It is fast growing so I am doubting it is zoysia. Other than it growing fast, it has many of the characteristics of zoysia. Does zoysia have sweet smell to it?

Zoysia isn't a grass you find much up here so I don't know how it smells.

Pictures would help, though some of your neighbors or a lawn service in the area may know what it is as well.
