115 Yamaha 1991 Lower unit (reverse)

When the boats on the trailer in the yard I can shift into reverse, when there's pressure on the prop (boat in water) it just grinds and won't go into reverse. I put new cables on the motor and have ajusted it in both directions, and it hasn't helped the problem.
Is it in the ajustment?
Is the lower unit bad?
Do I need a rebuild on the lower unit?
Is it hard to rebuild the lower unit myself? Instructions how to?

A good way to check the adjustment of the shift cable is to have someone spin the prop and shift into bolth directions and make sure it goes into gear in equal amount of movement from neutral. It sounds more like a problem in the gearcase. Pull the drain plugs from the gearcase and check for metal in the gear lube. If metal is found and you want to save some $ remove the case and bring it to a shop. There are special tools needed to remove the drive shaft and the bearings need to be shimmed. This is worth having a professional do.
