Sunroom wood finish for walls/ceiling

I have a sunroom with a hot tub that is completely covered (walls and ceiling) with (unfinished) knotty pine boards. The boards are stained from moisture and have a whitish very fine gritty film on them. I want to apply a finish.

I probably will have to sand it all first due to staining but I'm at a loss to decide what type of finish to use. I need to prevent further water and sun damage. Is oil based poly the only option due to the moisture problems? There's very high sun exposure...maybe I should use a spar varnish? I 've heard that spar varnish is very hard and can crack with temperature extremes - which this room definitely has :-)! Or would a penetrating sealer be a better option? Which finish would involve less maintenance?

Finish for pine walls

It sounds like you have almost sauna like conditions.

I told you I would let you know how the water based poly held up. I first
did the bench with two coats and used it for two months. I did not see
any indication that it was breaking down. I then coated the rest of the

observed temperatures from 147 to as high as 187 while experimenting

Based on the above info, a couple coats of water based polyurethane should serve you well. I don't think your temperature will get up to 187 degrees. How can people stand temperatures that hot anyway?
