haunted faucet

I had a spike in my water bill at one of my rental units so I was johnny on the spot to find out what was causing it. After checking and replacing all the flappers in the toilets I felt good. Then I got my gas bill and it had gone up too. I am now looking for hot water leaks. Finally my newest tenant, who might be a witch, mentioned in passing that she had come home and the bathroom sink had the hot water running! Now I give every one the benifit of the doubt but, LADY turn off the water! I investigated the spooky Peerless faucet which is at least fifteen years old and sure enough the gasket was so spongy that it would turn itself back on. Beware!

Yes, that can happen by water pressure on a worn valve stems, o-rings, etc. I've even heard of it happening with brand new valve stems with too much factory lubricant on them.

I think it was spongy because the faucet washer is like a little rubber hat that goes over the end of the valve stem. There is alot of material for resistance. W.
