Question

Planning to purchase a cottage that has running water (toilet, sink, shower) but there is no hot water. The water source is the lake. The property is on a year round road, is properly insulated and has EBB and woodstove heat. We would love to be able to use it year round with hot water. Can anyone hazrad a guess as to how much it will cost for the luxury of hot water? Will it mean that the cottage will have to be heated throughout the winter so the pipes don't freeze?? We have not yet placed an offer since we aren't sure how expensive this project might be. The cottage is north of Huntsville, Ontario and boy - it gets really cold up there!!!! Thanks for any and all input!!!

Too many variables to hazard a cost guesstimate, but there is more than one way to go to have hot water. You can install a small 110v water heater or a regular 220v, depending on your hot water needs. Either way, you will need an electrician to install a separate breaker and circuit to the water heater. You will need to run the hot water line to the bathroom sink and shower faucets (hot water on the left). You can winterize the water heater by simply cutting off the electricity to it at the breaker to prevent the elements from melting down, turning off the water and opening the blowout valve at the top for air and hook a hose on the drain at the bottom and drain it outside. Drain the water lines just like cold water lines. You don't need to heat the house for it. The cost should not be prohibitive vs. having hot water. Get a quote from a plumber up there.
