HAVE YOU CHECKED THE TEMP SETTING ON THE UPPER AND LOWER THERMOSTAT ? SHOULD BE 110/
115. YOU ARE MORE THAN LIKLEY OVERHEATING.
YOU MAY ALSO WANT TO CONSIDER REPLACING THE UPPER T-STAT.

Replace both upper and lower stats at the same time

Would you replace just one spark plug in a cars engine for a tune up or would you replace them all?

IT IS NOT NECESSARY TO REPLACE BOTH. THE MAIN
CAUSE FOR THE T-STAT TO STOP WORKING IS WHEN SOMEONE UNQUALIFIED TAMPERS WITH IT AND SETS THE TEMP TO HIGH OR DOESNT MAKE SURE THE T-STAT IS FIRMLY TOUCHING THE TANK.

I have had to return on a few jobs cause of only replaceing the upper stat.

Lower Stats wear out just like the upper stat, don't you think so?

Question

THE UPPER T-STAT IS FACTORY SEALED. WHEN I PURCHASED THE WATER HEATER 5 OR 6 YEARS AGO I SET THE LOWER T-STAT AS DIRECTED IN THE OWNERS MANUEL. THE WATER TEMP HAS BEEN FINE,
UP UNTIL 2 WEEKS AGO. DO YOU KNOW W THE APPROXIMATE COST OF REPLACING A T-STAT?
OR DO YOU THINK I SHOULD TRASH IT AND BUY A NEW ONE?

YES, THE T-STAT ITSELF IS INCLOSED,YOU SHOULDENT TRY TO TAKE IT APART, CAN YOU TELL
IF THE BACK SIDE OF IT IS FIRMLY AGAINST THE TANK ? IF YOU HAD A PLUMBER FIX IT I WOULD
GUESTIMATE APROX $120.00-$150.00, DEPENDING ON THE HOURLY RATE AND IF THE COMPANY FLAT RATES.

Another fine example of a rip off, stats only cost 25 - 30 for the both of them, so if your paying 150.00 for a plumber you will be paying too much.

It onlt takes 15min to replaces the stats,
so you pay 120.00 for labor.

Too many money happy plumbers out there, call and get more then one estimate.
