In our master bath, we have a small stand up shower (no tub), a step up large tub, and a two sink vanity. The water pressure in the shower is down to a trickle. The tub has great pressure. One sink (the one closer to the shower) has ok pressure, the other sink is fine. We have a shower massage installed in the shower, but even removing the head (so that nothing prevents water flow) the pressure is not pretty bad. Suggestions? This is a 2 year old townhouse, with the master bath on the top floor. There is another top floor shower, which has pretty good water pressure. Help! :o)

Please help! Three of our toilets flush on their own all day & night! We replaced the flapper because we were told the water is leaking out slowly so the toilet flushes. (it is not a total flush but it makes a loud enough flushing noise to wake us up all night long!) Now what should we replace? Also I only bought a .97 flapper should I buy a more expensive one?
