Hi everybody. I recently finished up renovation of a house I inherited and rented it at the beginning of the month. My renter just called me to tell me that the kitchen faucet won't turn off. No matter what she does, there is a small but steady stream of water coming out. I didn't ask if it was hot or cold water. Its a standard ball faucet, and I know to replace the ball stem and/or the valve seats when one starts to leak. But can it happen that fast? And would it result in a steady stream of water instead of a few drips? Or am I completely going about this the wrong way? I really just want to have an idea of whats going on and how to fix it before heading out there tomorrow. Thanks Its a Price Pfister model WK1-140C if that helps at all.

I'm going to remodel my utility room.My wife doesn't like the washer hook-ups showing from behind the washer.they are at about 5 feet from the floor now.I was planning on lowering the hook-ups to about 3 1/2 ft. from the ground. I'm in Texas.Are there any codes that deal with this?
